This weekend’s open-house pick caught my eye because of its graceful mix of modern amenities and relaxed kamaaina living. The home is located in Pacific Heights, a neighborhood that people tend to overlook, but shouldn’t. It’s close to downtown and convenient to everything, houses in this area often have stellar views of the city and beyond, and it tends to be a little cooler up there thanks to the trade winds that breeze through.

The three-bedroom, two-bath residence was built in 1928, and renovated (with the addition of a master suite) in 2002-2003. According to listing agent Cliff Colvin, the owners, who bought the place in 2004, are downsizing to a turnkey condominium, and put the home on the market at the end of August. “The home has character and charm from a bygone era but is fully up to date and move-in ready,” says Colvin. He points to such winning design details as large rooms, high ceilings, original ohia wood floors, and the fact that it “flows and entertains well no matter the size of the party.”

The home has a wonderful indoor-outdoor flow. The decently sized lot—about 9,500-sq.-ft.— has a large front yard with ocean and city views, a lanai off the family room and a garden outside the master bedroom. The galley-style kitchen, which has plenty of natural light and access to the covered lanai, is completely functional the way it is, says Colvin, but there’s definitely room for someone to update and “leave their mark.”

Downstairs, the new-ish master suite has plenty of space to spread out, with a huge walk-in closet, a “glorious” master bath and an office that could easily be converted to a nursery, another closet or a laundry room, depending on the buyer’s preferences. Other noteworthy details include the extra-wide garage, which has more than enough room to accommodate two vehicles, and a wine cellar/storage room.
