Rare new custom construction in Kailua

New custom construction on Oahu is so rare, it's something to celebrate … and tomorrow, realtor Bob Vieira plans to celebrate his brand-new listing in grand style.
This four-bedroom, 2.5-bathroom home in Hillcrest—technically, an attached CPR—was recently completed and still has that new-home smell. There's landscaping, but as you can see from the photo, it's so new that they're still putting the grass in. (Click here for details.)

The house is located on a hill, so there are great views of Kailua and the ocean. You can expect to find a custom-designed kitchen with an island and granite counters, upscale appliances, designer bathrooms, spacious great room and more throughout the 1,800 square feet of living area.

"There's a dramatic shortage of inventory almost Island-wide except maybe in Ewa," Vieira says. "There are only six to seven homes available in the 'mid-range' of $825,000 to $895,000-give or take a few to being in escrow or recent sales.
"It's such a good time to buy that, when something new comes up, it's like a piece of gold," he adds. "You may see a lot of renovations, but there's not much brand-new custom construction."

The home was designed by Scott Davis, who lives in Vancouver but also works with local architect Jeff Matsuki. "Scott's young, has the ability to conceptualize what a growing family needs, and can put it into homes on smaller-than-normal lots-which is common here. He designs it so you don't feel like you're living on a CPR property," Vieira says.

Vieira will have a grand opening event tomorrow from 9:30 a.m. to 2 p.m. to officially present it to the public. People will come anyway, just out of curiosity, but the event will have food and a $125 Safeway gift card giveaway to make it festive.
