If you think you’ve seen this listing featured in our blog, you have, two years ago—and at the time, it was listed for $12.5 million. Realtor Caron Broederdorf looked back and found it had actually been listed for $16 million prior to that.

Well, it’s back on the market again, at $7,980,000, which is even less than I remembered it when it was on the market 14 years ago. Why is it such a deal now?

“The owner is just ready to sell,” explains Broederdorf. “He’s a developer from the Mainland, and simply isn’t here enough to use the house.”

She says he’s open to a wide range of optional terms for the sale, as well, which has made her quite busy showing the home.

Since the owner has only lived in it part time, the residence is still in good condition. He made upgrades to the property in 2010 that have kept the look current.  (Click here for details.)

The distinct architectural design was done by James Mayo Macari of Santa Barbara, and the home is unique enough to have been featured on Lifestyles of the Rich and Famous.  The 10,245-square-foot home was built into the solid rock mountain with a structural steel frame and reinforced concrete construction, eucalyptus hardwood floors, marble, and granite. The centerpiece of the home is a three-story lava rock waterfall in a sky-lit atrium that flows down to the first floor entertainment level.

I didn’t realize until now that there is an elevator to connect all three levels, which is ideal if you are concerned about accessibility. Other features include maid’s quarters, exercise room, heated in-ground infinity pool, jacuzzi, outdoor barbecue and wet bar, outdoor sauna, and waterfalls inside and out.

There are six bedrooms, seven bathrooms, and two half-bathrooms in the home, which sits on 26,446 square feet of land.

If you want to see it yourself, it’s open today from 9:30 a.m. to 12:30 p.m.
