Open House pick of the week: Royal Iolani

Sometimes when you’re out house hunting — especially if you’re just starting your quest as a homebuyer and don’t have a clear idea of what you want — trying to filter what’s available can be a daunting and time consuming task.

A good time-saver, if you’re just trying to get a feel for condos on the market, is to find a condo with several units available and open at once. So it is with the Royal Iolani, with 10 units available, of which five are open this Sunday. (This link is only good for 30 days from this writing; mahalo to Rick Nakama for running this report for me.)

The prices of the available units range from $259,500 leasehold to $699,000 fee simple, and the bedrooms range from one to three — although the ones that are open this Sunday will be two- and three-bedroom units. The mix of sizes and land tenure in one place will give you a good idea of what you can get for your budget under various conditions. (Or, conversely, it may confuse you, but at least you got to see a range of options.)

The Royal Iolani is comprised of two 39-story towers, both of which have impressive views of Diamond Head, the Ala Wai canal, and the Ala Wai Golf Course. It’s a short walk to the Ala Wai Field, golf course, Ala Wai Elementary School and Iolani School, which makes it convenient.

Within the building, residents have access to large conference and recreational rooms, BBQ grills, a putting green, sauna and swimming pool, and a tennis court.

If you want to get a better idea of the Royal Iolani units for sale and open this Sunday, check Hicentral.com and plug in “Kapiolani” for the area.

Happy house hunting!
