Just 12 miles east of downtown Honolulu is Hawai‘i Kai, O‘ahu’s first planned community. The former fishpond and wetland area was developed in the 1960s by famed industrialist Henry J. Kaiser, who envisioned an idyllic suburban community. The first homes in Hawai‘i Kai sold for $18,750. Today the median home price is around $1,100,000, with more than 30,000 residents calling Hawai‘i Kai home.
Single-family home construction peaked in the 1980s, with 3,311 new homes added to the community. An additional 1,709 homes have been added since. A unique feature of Hawai‘i Kai is the grouping of condos and townhouses by projects. Unlike single-family homes, condos were built primarily in the 1970s, with Mauna Luan adding the most—433 units to be exact. In recent years, the Peninsula at Hawai‘i Kai added an additional 630 units. Today the number of condominiums and townhomes totals over 3,800.
