The Aiea/Pearl Ridge area is one of Oahu’s most popular condominium markets, thanks to its proximity to military bases, Pali Momi hospital and Pearl Ridge Shopping Center. One of the area’s more popular buildings is Colonnade on the Greens, a gated condominium community surrounded by the Pearl Country Club golf course (though not part of it). Colonnade on the Greens, which was built in 1976, consists of 274 decently sized two- to four-bedroom apartments spread across five buildings. Two-bedroom/two-bath floorplans start at about 800 square feet and go up to just over 1,600; three bedroom/two-bath layouts have about 1,100 square feet; and the four-bedroom floorplans, which have either three or three-and-a-half baths, range between 2,000 to 2,100 square feet.

Amenities include barbecues, a clubhouse, exercise room, pool, putting green, recreation room, sauna, tennis court and walking/jogging path. There are about eight units currently listed for between the low-$300,000s to $400,000, and the owner-occupancy rate is approximately 55 percent.

The unit pictured below was remodeled in 2005/2006, has two bedrooms and two bathrooms with an interior living area of 1,033 square feet and an open lanai with 91 square feet. The updated corner-end apartment has ceramic tile and laminate wood flooring, and views of the golf course and Pearl Harbor and partial ocean views. The unit comes with one parking stall.

Money talk: The unit is listed at $385,000. The monthly maintenance fee is $586, and includes hot water, sewer, water and other common expenses.
