Custom renovations at this Waikiki condo
One of my pet peeves about many condos and townhouses on Oahu is the ubiquitous popcorn ceiling. I have it in my apartment and it seems even from a mere glance, the ceiling will shed its little snowflakes onto the floor.

I always take note if someone has gone through the trouble of removing it, but the ceilings in this three-bedroom, two-bathroom condo at 1717 Ala Wai take the cake. They are landscaped.

When the unit was completely renovated in 2007, the owner at the time installed custom-designed dropped ceilings. They curve throughout the unit’s open-floor plan in three tiers creating a flowing connected feel.

“I’ve seen over 100 condos and the ceilings are the least renovated area,” says realtor Mathew Ngo of Century 21 All Islands. “This ceiling has an appeal like no other, you notice right away when you look up and see how much detail was involved with creating a beautiful curve design without the feeling of being cramped.”

The ceiling also features built-in speakers and recessed lighting, each of which can be rotated allowing you to direct where the light aims. Ngo said it reminds him of museum lighting showcasing fine art. So you can really customize how to highlight your own photographs and paintings on the walls.
Located on the 27th floor, the 1,130-square-foot condo also has split A/C units in each room. The bedroom off of the living area features attractive etched glass double doors with a Hawaiian design allowing it to be closed for privacy.

Built in 1970, 1717 Ala Wai is right on the eponymous canal across from the Hawaii Convention Center. In 2011, it was awarded the Residential Building of the Year by Institute of Real Estate Management, which looks at all facets of the building operation including community involvement, emergency procedures and continuing education for building personnel.
Fuzz factor: Pets are allowed, but none of the canine variety. Only service dogs are allowed.
