Condo Meets Oceanfront Luxury Home at Ku‘u Makana

Two residences are now for sale along a coveted stretch of Diamond Head Road.

Ku‘u Makana was built at Diamond Head in 1982, along the flat stretch of Diamond Head Road near surf spot Suicides and among old Hawai‘i family homes, such as the Twigg-Smith Estate. It was an innovative concept when developed: a luxurious, oceanfront fourplex on three-quarters of an acre, unlike the sprawling mansions usually developed on large waterfront lots. From the street, it looks like a single large home, a continuation of Kāhala Avenue over the hill toward Waikīkī.

The last time one of these condominiums came on the market was in 2013, when unit D sold for $7.5 million. Before that, there hadn’t been one available since 2004. But now, half the building is for sale, with both upstairs units on the market.

They are mirror images of one another, each larger than many of O‘ahu’s single-family homes, with 3,536 square feet of interior living space and a 674-square-foot lānai. Both have three bedrooms and a den, with three-and-a-half bathrooms in Unit C and three bathrooms in Unit D. Unit C, located on the Koko Head side of the building, was the developer’s chosen residence, and is listed for $7.8 million.

“This direct oceanfront home has never been on the market, as the developer to Ku‘u Makana chose this unit as their personal home,” says John Peterson, vice president and Realtor at Coldwell Banker Pacific Properties. “The finishes within the home include extensive use of native Hawaiian koa wood, coral-clad gas fireplace, custom designed bathrooms and more than 4,200 square feet of living area.”

The unit next door is listed by Choi International for $8.88 million. Of course, the homes have been personalized to suit the owners, but both feature plenty of koa finishes and the same stunning ocean views from the lānai accessed from the living room and kitchen.
