Affordable condo at Ala Wai Manor

This week I’m looking at what I like to call sleeper condos (of a sort). Taller than a low-rise, but not poking into the skyline like more recognizable ones do, these buildings stealthily hover around 12 to 15 floors high. I’ve whizzed them by dozens of times but never took notice. Now I realize they’re worth a look.
Yesterday I wrote about a unit in Kapiolani House across the street from Hawaii Tokai International College, which is adjacent to Ala Wai Park. The location is central and you can easily do errands or head to a restaurant in Waikiki by foot, or if a vehicle is needed to get to work, the freeway is close by.
One third of a mile down the road is this two-bedroom, one-bathroom condo in the Ala Wai Manor. Originally built in 1965, all of the building’s units were remodeled in 2004. Click here for details.
This 750-square-foot unit, which faces the canal, features wood laminate and ceramic tile flooring and stainless-steel kitchen appliances, plus an in-unit washer and dryer. I love how a wall of jalousie windows next to the stove makes the kitchen so bright and breezy – a must when baking all those holiday cookies!
Though there won’t be an upcoming open house due to a renter’s lease until February, you can make an appointment with realtor Stephanie Chan of Prudential Locations LLC. Chan told me the owner, who rents the place for $1,600 a month, says it's very easy to rent due to the location (should you be looking for an investment property).
The well maintained building, which has a pool and lounge area, has undergone recent upgrades including the lobby. The maintenance fee for sewer and water is low at $431 a month. The price includes one parking stall.
Fuzz factor: Sorry, no pets are allowed.
Chan also has a second two-bedroom listing in the building.
Money talk: $329,800 fee simple
