Kailua’s Kīhāpai Place will be ready for tenants in 2018 with 42 one-bedroom apartments.

Real estate experts estimate that O‘ahu needs as many as 5,000 new homes built annually to keep up with demand. Developers across the island are working to fill that need. And rental projects, once rare, are now popping up all around town, from Kamehameha Schools’ Six Eighty in Kaka‘ako to Avalon’s 7000 Hawai‘i Kai Drive. Kailua is next, with Kīhāpai Place slated to start construction in March and be ready for tenants a year later.
The building will have 42 one-bedroom apartments, many of which will look out over Kawainui Marsh. Located in Coconut Grove, they back up to the wetland and the popular walking/running trail that runs across it. And they’ll be just a few blocks from Kailua town—ChadLou’s, Whole Foods and yoga are all within walking distance.
Kīhāpai Hui LLC is affiliated with Greene Waters Group, the developer of Olomana Heights which is developing 2-acre lots in Kailua’s Norfolk area. Chad Waters, partner, said that units will be market rate (which we’d ballpark at about $2,000 a month). “Kailua is a wonderful community to live in, and, as a result, demand for homes is high,” Waters says. “Kīhāpai Place will provide 42 more opportunities for local people and families to be a part of the neighborhood.”
