Expansive views in Lower Punchbowl

As you head toward the Punchbowl end of Wilder Avenue, there is a cluster of condominiums perched on the hill adjacent to Makiki Cemetery.

One of them is Maile Tower located at 1025 Wilder Ave. With only two units on each floor, you can enjoy privacy as well as a sense of community in the 12-story boutique building.

This two-bedroom, two-bathroom condo, which came on the market last week, is on the preferred side of the building allowing in morning sun while boasting panoramic views of Diamond Head, the ocean and back up to Tantalus.

For the location, it’s a great value at $498,000, according to realtor John Peterson of Coldwell Banker Pacific Properties. Other desirable neighboring buildings, such as 1010 Wilder and 1015 Wilder, can run a few hundred thousand dollars higher, if not more, due to amenities and square footage.

The living/dining area, lined with attractive laminate flooring, has an enclosed patio area along one wall and a 244-square-foot open lanai on the other giving the space an airy feel with expansive views from the 11th floor.  There are sliding doors that open along the lanai’s exterior wall making them look invisible from the living room.

When the sellers renovated, they also installed both sliding and awning windows in the enclosed lanai to take advantage of the tradewinds – no need for A/C. Plus there are solar shades throughout.

Both bedrooms have extra space due to the enclosed patio. The stacked in-unit washer/dryer also has an adjacent laundry sink – super convenient to rinse out sandy bathing suits.

Fuzz factor: Small fur children are accepted, up to 20 pounds each, but only two – you don’t want to turn into a crazy cat lady.

The address scores an 82 on Walkscore.com making it “very walkable” to restaurants, grocery stores and coffee shops.

If you’re a history buff, you can take a stroll through the cemetery, which is said to be the oldest Japanese cemetery in the state. Random factoid: Augusto Dias, the first guitar maker on record in Hawaii, is buried there as well.

The price includes one covered parking stall. There is no guest parking, but the property is close to TheBus lines making a trip to Waikiki or Downtown a snap.
