Simple living in Palolo

I was browsing some of the new listings yesterday when I came across a condo that I had never heard of before: The Hi-Sierra, located on Sierra Drive just a couple of blocks in from Waialae Ave. As it turns out, people rarely see the condo name pop up in the MLS becausepeople never move from this neighborhood (and thus why I wasn’t familiar with it).

The Hi-Sierra is an older building, built in 1965, and the exterior reflects that with a dated design. There are just nine floors and 40 units, of which 32 are two-bedroom, two-bath and eight are three-bedroom, two bath. It has an owner-occupancy rate of 80 percent, always a good sign for a neighborhood.

As mentioned in previous blogs, older buildings tend to have lower maintenance fees, so that’s something to consider if you are more budget-conscious. In addition, for the amount of space you get, the price is significantly less than newer counterparts—a trade-off for the older facilities.
This new listing in Hi-Sierra is also recently renovated to breathe new life into the unit. There’s new paint and flooring, new stainless steel appliances, new fixtures and granite counters.

The living area of this two-bedroom, two-bath unit is comprised of 920 square feet, with another 181 square feet of lanai. The lanai is enclosed, however, so it could be used as a third bedroom if it’s creatively set up.

It’s a good value—and funny to see luxury listings popping up in the country while the simpler ones are in town. (Click here for details.)
