When you come over the hill into Hawai‘i Kai’s Kalama Valley, the road ends in a T. Turn right and you’ll head toward developments including Laulima and Queen’s Gate, and eventually hit the coast at surf spot Irma’s. Turn left at the T, and you’ll find a consistently high-vacancy strip mall and a community of well-kept homes developed in the 1970s and 1980s. And soon, dead ahead at the T junction, there will be a community of seven brand-new, high-end homes.
Construction is underway at Laule‘a Kai Estates, located along the Hawai‘i Kai Golf Course. The homes will have unobstructed views of Koko Crater and open green space, and all are four-bedroom, three-bathroom homes. They’re large, starting at 3,295 square feet on 5,000-plus square-foot lots. The homes each have one bedroom and one bathroom on the ground floor and feature high ceilings and open floor plans, as well as covered lānai. The first two underway are model units.
Listed by List Sotheby’s, prices for the homes range from $1,385,000 to $1,495,000, a new price point for Kalama Valley, where the median sale price for single-family homes in the past year was $868,500. However, they’re priced well below the only new home currently listed in the area, one of the Bali Lofts located just before the entrance to Kalama Valley, priced at $2,550,000. Laule‘a Kai is the first multihome development in Hawai‘i Kai since the Bali Lofts, a project of nine homes that originally sold for $1,250,000 to $1,900,000 starting back in 2009.
Two Laule‘a Kai homes are currently in escrow, with five more still available.
